Our Basic Management Agreement offers a peace of mind to our clients. It has been carefully designed to negate the day to day worry and concerns that owners experience while owning property abroad. Cyprus Home and Living, upon instruction from the client, become key holders and thus will provide a number of set services which should ensure that the client has good knowledge and control of all aspects of their basic property management & maintenance. With damp and condensation being such big issues in Cyprus during the winter months the regular airing of all properties is paramount. The Basic Management Agreement offers fortnightly airing and flushing of all WC’s which the client can monitor easily through our unique on-line airing check facility.
As key holders we can supervise tradesmen while on site as well as deliveries to the property. We regularly check the post box to ensure that nothing important is missed and to collect utility bills. The regular visitation to the property also allows for good monitoring of all security aspects associated with an unoccupied property. The completion of a full inventory of the property is also undertaken for the client at handover.
This package along with the Advertisers Management Agreement is proving to be popular with our clients providing as it does the essential facilities that non-resident owners have requested and require. With its very low monthly cost, just 25 Euro per month, it gives complete peace of mind to owners and offers the facility to add-on custom features to its basic form. The on-line airing check facility allows all owners to log on to the Cyprus Home and Living website to confirm the date that their property was last visited and aired and balconies maintained.
The knowledge and experience that we have gained through assisting our many clients during our association has resulted in us adding a new feature to this revised version of our most popular management agreement. As a result of the extremely wet winter in Cyprus in 2009 we have decided, after consultation with a number of the leading local developers, to add a quarterly clean of balconies into the agreement. This should ensure that balconies and terraces are maintained to prevent a buildup of dust, debris and rainfall which has been a major issue leading to damp within apartments and more so preventing damage to adjoining properties preventing potential conflict between owners. The clean will take place quarterly and will be reported in the comments box within the on-line airing check facility.
The Basic Management Agreement has proved to be an essential tool to many owners and has allowed complete piece of mind in the knowledge that a reliable, trustworthy party has taken on the responsibility of monitoring and managing their valuable asset in their absence. Terms & Conditions
This agreement is not transferable should the property be sold or transferred to another party. The agreement does not cover any cleaning of the property other than the quarterly clean of the balconies. The fee for this service is payable in advance. This is an annually renewable agreement. This agreement may be upgraded at any point to an Advertisers Management Agreement. No refund is available should the contract be cancelled unless the agreement is being upgraded to the Tenant Management Agreement. Refunds for upgrades will only recognize unused complete months. Requests for access will only be given to tradesmen after emailed confirmation from the owner. Inventory completion will only take place after all outstanding deliveries have been completed. Should a long term rental occur and conclude during the term of the agreement the original agreement will still be valid until its expiry date. Cyprus Home and Living accept no liability for damage to the property, or to the damage or the removal of fixtures or furnishings as a result of tradesmen or deliveries to the property. However Cyprus Home and Living will ensure that the utmost care is taken with respect to the aforementioned by supervising all of these activities. Any damage will be taken up with the party concerned and the owner will be notified at the earliest possible point. Cyprus Home and Living cannot accept any liability for loss or damage if multiple agents are employed by the owner.
