These terms and conditions only relate to properties which indicate in their advert that the” Cyprus Home and Living” terms and conditions for Holiday rental should be observed. In almost all cases enquiries will be referred to the property owner who will have their own set of terms and conditions, which may be outlined in their advert. Whichever the case, terms and conditions should always be read fully and understood before submitting a completed booking form. In consideration of the fact that Cyprus Home and Living acts only as a booking agent, we accept no liability whatsoever for any aspect of the arrangements and, in particular, accept no liability for any loss, personal injury, illness or death however they may have incurred. Although Cyprus Home and Living use all realistic measures to ensure the accuracy of all information provided and the quality and amenities of the rental property, we cannot accept any liability whatsoever for any problems that occur while guests occupy their chosen rental property. All information has been provided in good faith and no liability is accepted whatsoever by Cyprus Home and Living for any distortion of rental property and accommodation. In the event of any problems whatsoever, the total liability of Cyprus Home and Living is limited to the rental amount paid by the client.
Booking Form Agreement
By completing and submitting a completed booking form the customer accepts the terms and conditions and agrees to abide by them. The booking form confirms that the renter is authorized by all parties named on the form to undertake the booking and the terms and conditions. On receipt of the booking form we will process your request and invoice you by email for the initial deposit having checked that your requested rental period is available. Those dates will then be held pending a confirmation of your initial deposit. We will hold those dates for you for 96 hours to allow your payment to be submitted and processed. It should be noted that a booking is not confirmed until confirmation of the initial deposit has been received.
Payment structure
On receiving the confirmation of the availability of your requested rental period we will require your initial deposit. The initial deposit is 30% of the total cost of the accommodation. The balance of the rental cost must be paid 6 weeks prior to the commencement of the rental period. If your request for rental is less than 6 weeks prior to the rental period then the full balance will become due at the time of your confirmation of availability. Payment can be made by bank cheque, bank transfer, PayPal or credit card. Payment made be made in cash but must be made in persons by someone visiting or resident on the island and should under no circumstances be made through the post.
Cancellation
If payment of your final balance is not received at the time of 6 weeks prior to your rental commencement, and we have not had a communication from you as a response to a reminder email, your booking will be cancelled and the initial deposit will be lost. We will assist you wherever possible if you have a valid reason for cancellation, however this may not always be possible. Should the full balance have been paid and you then cancel we will attempt to re-book the rental period by making the rental period available again. If we manage to re-book the rental period we will refund your final balance period however your initial deposit will be retained against administrational costs. Should we be unable to re-book the rental period then there will be no refund. We would strongly advise all parties on the booking form to take out holiday insurance as this may well cover you against cancellation for reasons that were beyond your control.
In very unlikely circumstances that would be beyond our control, we will offer the choice of alternative accommodation to a similar or often upgraded standard and location. You will of course also have the option of a full refund although no further compensation will be payable. This unlikely event may occur due to circumstances such as loss of water supply, adverse weather conditions, threat of war, loss of access, failure of equipment and industrial disputes and other such unexpected occurrences.
Holiday accommodation
Your holiday accommodation is booked for those parties named on the booking form only. Amendments may be made to those parties named on the booking form however they must be submitted to Cyprus Home and Living at the earliest possible point and will be charged at 25 Euros per amendment. By no means whatsoever may the rental property be sub-let by any of the named parties on the booking form. This action is strictly forbidden. A breakage deposit of 100 Euros per apartment and 200 Euros per villa will be requested at the time of the request for the final balance. This will be held for the period of the rental against any breakages, none return of keys or damage to the property. This will be refunded within 14 days of the completion of the rental period. The rental property will be available from 16.00 hours on the first day of the rental period and check out should be no later than 11.00 on the last day of your confirmed rental period. It would be advisable to establish the arrival and departure times of your flights as you may well arrive early in the morning and not depart until late at night or into the following morning. This being the case it may well be advantageous to book additional days at either end of your rental period to cover these scenarios. Rental periods, unless stated, will be of seven days although not necessarily a calendar week. Most advertised weeks will be advertised as per week and this will mean a seven day period.
If the property is not vacated by the departure time, unless a pre-agreed arrangement has been made, we reserve the right to make additional charges at the daily rate to compensate against the charges we may incur from property management companies and/or other renters that may be due to occupy the property on that day. The property that is booked will have a maximum occupancy level and therefore you should not exceed this number for health and safety reasons.
We have no reasonability for any failure or interruption in the utilities which would be beyond our control. Failure of any item within the property should be reported to the emergency contact number supplied at time of the booking or to the property management company which may be looking after the property for the owner. Personal belongings such as baggage and other articles will be left in the property at the owners risk. It is accepted that fair wear and tear will occur however anything above this will be the responsibility of the renter and may well be charged to the first party on the booking form.
Cleaning of the property will have taken place prior to your arrival. All bed linen and towels will be provided. A mid-stay clean may well take place if the property has been rented for a period greater than seven days although this will have been pre-booked at the time of the initial booking.
The use of lifts, swimming pools and air-conditioning units should be monitored by adults at all times where children are included in rental parties.
A full inventory check will be made at the end and beginning of all rental periods and forms part of the refundable damages deposit collected at the time of your final balance payment.
It is hoped that your rental party will enjoy their stay in the selected rental property. A couple of additional things that need noting are as follows:
No smoking is permitted within the rental property although it is permitted in outdoor areas by most owners unless detailed in the property advert. Refuge from smoking should be disposed of in a correct manner and not to the inconvenience or annoyance of others. If an advert includes use of a motor vehicle attached to the property then a valid driving license, both parts if card and paper license, and proof of No Claims Bonus should be brought to ensure valid insurance coverage when driving on the island. It should be remembered that other parties may well be located close to your rental property and therefore it would be appreciated if your party would act appropriately while occupying the rental property. It should be remembered that the behavior of the party should not cause offence or damage to others or risk damage to the property itself. The owner shall not be liable for any incident that may occur whilst inappropriate actions take place which may lead to injury or death. Although travel between European member states is conducted more easily than ever today it must be remembered that a valid British passport is required to visit Cyprus and anyone not holding this document may well need a valid visa to gain entry.
